What Does a Property Management Company Do?

So what exactly does a property management company do?  Many property management companies offer similar services, but it’s important to know exactly what a specific management company offers to ensure you have access to the type of services you and your property require. In general, property management companies:

  • Expertly know local, state and federal landlord/tenant laws
  • Market and fill vacancies 
  • Screen Applicants 
  • Collect rent, security deposits, fees, and deal with any delinquencies
  • Provide monthly and year-end financial reports
  • Handle maintenance and repairs as needed
  • Manage expenses
  • Oversee and deal with any arising legal issues, such as evictions

The Arlington Area

Arts & Entertainment

You’ll never be lacking for something fun to do in Arlington, Texas!  Arlington is home to the original Six Flags Amusement Park.  For those interested in music, Arlington is the place to be!  Levitt Pavilion Arlington offers 50 free concerts per year highlighting a number of musicians and genres.  Arlington is home to one of the largest community theatres in the country – Theatre Arlington, which produces live-theatre year-round and offers theatre classes to all ages. 

Arlington is home to several museums.  The Arlington Museum of Art, located in downtown Arlington, and the Gallery at the University of Texas Arlington are the two main art venues displaying art from all over the world.  If bowling is your thing, the International Bowling Museum and International Bowling Hall of Fame are both located on the International Bowling Campus in Arlington. 

Arlington is also known for its Fourth of July celebration, featuring a parade with floats from local businesses, community groups, and schools.  Started in 1965 by volunteers, the parade has grown to an average attendance of over 75,000 spectators. 

Professional Sports

Arlington is home to the Texas Rangers baseball team, who call Globe Life Park in Arlington home.  In addition to Major League Baseball, Arlington is home to the National Football League’s Dallas Cowboys.  The first Women’s National Basketball Association franchise in North Texas, the Dallas Wings, also call the Arlington Area home.

The area’s state of the art professional sports arenas have also attracted national attention, hosting the 2019 NBA All-Star Game, Super Bowl XLV, 2013 NCAA Division I Men’s Basketball Regional Championships and the College Football Championship Game in 2015. 

The UT Arlington Mavericks are the collegiate athletic teams representing The University of Texas at Arlington.

Universities

The Arlington area is home to several public and private institutions of higher education.  Perhaps the best known is the University of Texas at Arlington.  Founded in 1895, the University of Texas at Arlington is the largest university in Northern Texas.  The buildings that make up the University of Texas at Arlington are some of the oldest structures in the Dallas/Fort Worth area.  The University of Texas at Arlington Mavericks compete in many collegiate sports as a Division I member of the NCAA and Sun Belt Conference.

Shopping

There are several shopping malls in the Arlington area, the largest being The Parks Mall, which includes more than 170 specialty stores.  Additionally, Arlington is full of unique and eclectic shopping experiences both indoor and outdoor throughout the area.
